A lot of people ask me how I get an assignment fee in the likes of $ 17,500 to pass right in front of the face of my buyer and seller.

The video above shows a recent closing that I had in which I did exactly that.

Wholesaling Properties Review for the Week

Wow this has been a crazy week! I was actually thinking about doing video post for this but I have my 5 month old baby crying in the back round :) We went on a quick trip to NYC my home town and he got all off schedule. He is getting there.

Well anyway this week has gone UP and this week has gone DOWN. You know thats how business works, right? You will have your really good weeks and you will have your really bad weeks. You will have your kicking months and you will have months that absolutely SUCK!! This week I had three deals that I am working on and all of them looked really solid.

I had one deal where the house is worth 160K and they guy was seriously entertaining selling it for 80K. Hello? Thats 50 cents on the dollar! I will tell you exactly what went wrong with that deal. I am not sure you have heard this type of terminology but it is called the “one-legger.” Basically what that means is you are only dealing with half of the decisions makers. In this case it was his ex girlfriend that is on title with him. You don’t know how many times I have told myself I am not going on anymore “one leggers.” You see the problem with this deal is that both decision makers are not present and therefore the other party who is not present does not make their decision based on your influence. They make the decision based on what the other party’s take was of you. Not the best situation! Now I don’t care if you are the best closer in the world but you cannot close somebody that you cannot talk to! Long story short I thought I had this deal all wrapped up but two days later he finally answered my phone call….no, no, I am sorry, he finally had the decency to text me back and let me know they were going to go another route! Oh well, that one goes in the follow up file! You will probably be seeing my check from that in another 3 months or so :)

The next deal I was working on told me that they would take 55K for their house when I know it is worth at least 140K. Another good deal! However this lady lives out of state and we were supposed to meet with her on Friday but she cancelled because of a “doctors appointment.” Now sometimes I guess that could be true but sometimes they cancel on you to buy more time and you cannot do a thing about it. Oh well…people are people and you have to live with it. We are in the people business! She goes in the follow up file as well!

Another deal I have been working on has all been done via phone and fax. Sometimes this is cool because you dont have to meet with anybody. The negative thing about his deal is that you cannot really look into the sellers face to see what they are really thinking. You really have to be there sometimes to get their first reaction when you give them that LOW offer. A great thing about dealing with a lot of motivated sellers is that you learn how to read people. Once you learn this skill you will be unstoppable! I can give a seller an offer an tell before they say anything if they are going to take the offer or not. It all comes down to their body language. You cannot do that over the phone. To make a long story short, he finally faxed the contract back to me signed just a few hours ago! It is small deal worth 3K but every little bit helps right :)

Now for the fun part! I had a closing this week and below is the check!

Yep, thats right ten thousand dollars! I have another closing this week coming up for another 10K so that makes for a great month. There is money to be made so what are you waiting for? Start marketing, get the phone ringing, start talking to motivated sellers and get yourself a deal!

Follow Up with Motivated Sellers Results!!

Last post I talked about the importance of following up with your existing leads and how it can impact your business. This post I want to show you the proof of following up with your leads. Keep in mind, this one deal in particular I have been working on since November of last year! Most people would have gotten frustrated and given up all togther. If this had been your deal and you had given up, you would have missed out on this nice check!

In case you are having difficulty reading the amount, the amount of that check is $8,000.00!  That is cash money in the bank that can be spent to pay bills, living expenses, and even some fun money! 

What am I going to do with the money? I am actually going to to take a portion of it to put right back into the business. I am going to invest it into more direct mail! You see you have to treat wholesaling as a business and once you understand this it will take you to the next level in your real estate investing careeer.

Where you really want to get in your business is to the point where you can get your follow up system working so well that you can count on it for at least one deal per month. That is a deal that you really don’t have to spend any extra money in marketing to get. If you can get one deal from follow up and one deal from new marketing efforts, now you have 2 deals a month! If you are asking yourself how do to get more deals each month, this is the way to do it!

Remember I said you can get one deal from follow up and one deal from new marketing efforts? Here is the check from new marketing efforts.

So that check is for $10,000. That makes a total of 18,000.00 for the month. Not bad! Actually I am a little disappointed since I had that 50K month in December and I am still trying to get back there. I am always trying to improve as should you be!

Success in January!!!

The last time I posted I mentioned I was on my way to Florida. Well I am back in my home town and have unleashed another marketing campaign of about 5000 postcards to my mailing list. The phone is starting to ring off the hook as usual. Seriously, yesterday I had like 177 calls and the calls are still coming in! I realistically expect 350-400 calls from the campaign. Do you think there might be a deal in there somewhere?

Anyway my trip to Florida was both good and bad. First the bad….it was so FREAKIN COLD in Florida!! Isn’t supposed to be warm when you go to Florida? Anyway my wife seemed to think I got a little color on my face from ONE warm day. I think it is a rule that you are not supposed to come back from Florida unless you have a tan or a sunburn!!!

 The reason it was good is because I was able to sell a property that I got under contract! I was hoping to make at least 12K but unfortunately life does not always go your way! In fact, I almost thought I was going to lose the deal altogether. When you get in this situation you start letting the fear of the world and the media set in your mind.

You keep hearing about the cursed RECESSION and how we are losing jobs, confidence in the markets, and are headed for worse times yet! I have to admit I was letting a little of that get to me. I started thinking “Oh No, I am going to have to get a real job, maybe this real estate stuff doesnt work, maybe this, Blah, Blah, Blah! Listen, when that happens you need to find away to overcome it. For me I went back and reviewed my past successes.

In the month of December I had 50K in checks come in! Let me say that again.

So whenever I start to feel down or unsure of myself, I go back to that past success and claim it. I go straight up to my fearful thoughts and tell them to take a hike!!!

In the next post I will post copies of them so that you can see for yourself. Did I mention that all of these are related to wholesaling properties? Its a great business to be in.

Just so I can gauge the interest level. Please coment if you would like me to break down those deals for the month of December and tell you how I got them and what I made on each one and how I negotiated each one as well. I am trying to remember if there is anything else I need to say… Oh well, if it is anything important I will tell you in the next post :)

Oh….On that deal I was talking about before I am going to make 8K instead of 12. Also I am going to be hopefully getting a deal on Wednesday that is tax assessed for 235 for 110K. I assume I can make at least another 10K on that one.  I will let you know how that goes down.

The other 5,000 or so is in another check that I failed to make a copy of. Sometimes you get so excited to bring the check to the bank that you forget to make a copy of it LOL
